My name is Bill Broich. And you may know me because of the many Insurance and Annuity articles I've written. I began my career with Northwestern Mutual in 1968. I retired from NML in 1997 and had a sizeable pension. I began selling annuities in 1992 and was Top of The Table Production in 1995, 1996 selling Life Insurance.
With my families support I started selling annuities fulltime in 1994. During those years I developed a unique system for selling annuities that gave me an average of 20 confirm in my office appointments every week. (that’s right—not a misprint!)

I wrote over 89 Million in annuities in the Northwestern part of the country where we only have fixed annuities and not EIA's. Could you imagine if I had EIA's to market. However, in 2005 Great American got approved for EIA's.
Here’s something many of you small town agents will like to hear. I only worked in an area with a population base of 50,000.
Imagine if I would have expanded my sales reach to a larger area - actually, I couldn’t have because I wouldn’t have had the time. I had all the business I could ever handle… The fact finding interview was the key to my success.
My highest income in one year was $1.4 Million and I had lots of years of $1 Million plus. Again, I want to repeat that my average week would be 20 kept appointments and I worked 40 weeks out of the year and 12 weeks on vacation. Why?Because it is easy, just think: I sign you up as an agent, you work and I get paid. Not a bad deal! So now here you are, reading my letter and probably wondering. . .
I started in the life insurance business in 1968
with Northwestern Mutual and like everyone else spent a great deal of my
career struggling. The struggle wasn’t really the selling part; I could
sell as well as the next agent. The trouble was the prospecting;
I just couldn’t get in front of enough people to really make the big
dollars.
A Light Went On Then in 1990 the spark of change happened… I was asked to speak
to a group of seniors at the local library and I walked in with my fancy
business suit and just couldn’t believe that I had an overflow room
of people EAGER to hear what I had to say and ALL in need of financial
information.
The way I did it was I
buried myself in leads because I was so paranoid that I wouldn't have
anyone to talk to. My marketing cost was high but I had the
appointments and I averaged about $50,000 in income every two weeks.
When you have that type of income you can afford to investment in direct
mail and other marketing strategies.
The continuous stream of people was because I could clearly define who my target market was. By selecting the perfect target market you have accessibility. Mine was people who had $600,000 in total assets or less and this included their home. Of course with property values escalating this needs to be adjusted to your area.

About this time, I should share with you another free concept I used to write over $89 Million in Annuities:
I use 2 questions to make sales, This is very basis of our business life and the most important question in my financial life. The secret to selling anything is to find out how someone feels. Nothing replaces the fact finder and it is what separates the men from the boys.
I've found that these are the two most important questions you can ever ask. If you ask these questions every day you cannot spend the money that these will generate. They are by far the driving force of the fact finder and with these two questions you can find how someone feels. Here they are:
Once you know how they feel you can then determine what assets are sacred and what assets are available.
I want you to understand the above two questions are so important to your success. Remember Fact Finding is an Art but the science behind it is determining how someone feels. When you know how someone feels, you then know how to proceed. You will learn this with our approach to annuity selling.
Objective One:I built a prospecting system that gives you a minimum of 10-15 appointments per week and for those agents who want to do seminars will show you how to fill a room to ideal capacity. I never have to make a cold call, shake-down referrals or buy expensive leads. All the agents that associate with me show up to full conference room at a local library, my family of agents never lift a prospecting finger, never have to feel the pain of rejection, all they do is show up to smiling people EAGER to hear what they have to say. Objective Two:I narrowed down to a target audience who would come to see me without financial advisors in tow, who were easy to get appointments with, in fact, people who would call me and set the appointments, and who required no future service. I could qualify prospects in about six minutes using my fact finding interview. I discovered that prospects within a certain financial bracket provided me with an incredible amount of sales, while people outside this range were often more difficult to work with and produced a lower sales ratio. It's very rare that people in this range have financial advisors. Objective Three:Once I saw my prospecting explode I streamlined my sales techniques. With such a huge volume of people, I could experiment with a technique and in a few days gauge its effect. I discovered that CASE PREP is the secret to sales and with the money pouring in I hired high-priced-psychologists, body language experts, sales gurus and even a Feng Shui expert to further fine-tune my approach. I found that:
For example: Colors are important and how you seat people in your office is important. I discovered a way to get people to sit down in my office so I could visit with them, something that has worked for me for years. Once they sit down, they will talk, once they talk you can ask questions, etc. I developed a "6 Minute Deal Formula™" which I could tell in 6 minutes if they were a prospect, why beat around the bush? Either do a fact finder or have them leave. My line for them to leave was this... "I don't think there is anything professionally I can do for you. If I can ever be of assistance of if you have questions please don't hesitate to call." GOOD BYE and thank you so much for coming. I would not have even remembered their name by the time they were at their car because I had this:
I ran it like a doctors office with appointments. The minimum kept appointments per week was 20.
The list of little but outrageously effective techniques goes ON AND ON… the important thing is that after a long, frustrating career with average sales and taxing prospecting methods, in a few years I had built a flawless and easy-to-use annuity selling machine. All I had to do was show up to my office and point people where to sign. I even got to the place where I figured out how to close a sale in 6 minutes. If I did get a client that didn’t match my criteria I would politely tell them there was nothing I could do for them. Why would I throw away business? Because it just didn’t matter, there was another buyer waiting in line. Objective Four:The clients I work with are happy and rarely call regarding their existing contracts, because the service has already been delivered on solid products. In fact, no more than 2 hours total time is invested in the life of the relationship. Remember how I talked about service as opposed to value? For those agents who would like to do seminars. (These are non-dinners and we only offer bottled water. Let me tell you how my library seminar system provides value to agents:
